Recent examples of our work include:-

 

A complex boundary dispute involving the location of boundaries, rectification of title, entitlements to easements, adverse possession, proprietary estoppel and related issues;

The rectification of a client’s title to a substantial residential property, a significant proportion of the grounds of which had not been transferred to him at the time of purchase.  This matter also involved a further claim for professional negligence against the client’s former Solicitors resulting from the inadequate drafting of the original conveyancing documentation;

Establishing the nature and extent of rights of access to a village playing field for a Parish Council;

Handling Land Registry adjudication proceedings and subsequent County Court proceedings for the landlord of two residential properties to determine the boundary with a neighbouring property, the ownership of sections of garden and easements affecting all the properties; and

Acting for overseas landlords of a residential property in Suffolk against a tenant, who was a member of the US services, to recover damages for unacceptable wear and tear of the property and loss of rental income associated with the period during which  substantial repairs to the property were performed.  This matter gave rise to jurisdictional issues and has resulted in enforcement action being taken against the tenant in the USA.
