We are independent Home Information Pack (HIP) providers.  We ensure your pack is legally accurate and prepared quickly so that your property can be marketed promptly.


An important change to the HIP regulations came into force on the 6th April 2009. A property can only be marketed for sale once a HIP has been prepared and includes the following compulsory documents:

 

An Index;

A Property Information Questionnaire (PIQ) completed by the seller;

An Energy Performance Certificate (EPC) or a Predicted Energy Assessment (PEA).  A newly built home must have a certificate (or interim certificate) showing the rating the home has received;

Sustainability information (for new homes);

A Sale statement; and

Evidence of title –proving that the seller owns the property.

 

The following must be added as they become available:

 

Standard searches –including local land registry charges, other records held by the local authority and provision of drainage & water services to the property;

Additional information for leasehold and commonhold sales, where appropriate.
